This is the cheapest foundation protection available, and it is the thing most homeowners skip. A roof sheds an enormous volume of water in a single Missouri thunderstorm. Where that water lands decides a great deal about whether you ever need structural work.
University of Missouri Extension guidance is direct: your yard should slope away from the foundation to keep water from pooling near the house and leaking into the basement. Where topsoil has been added over subsoil, the finished grade should sit at least three inches below the top of the foundation.
Settled backfill is the usual culprit. The ground around a house often sinks in the years after construction, quietly reversing the slope so water now runs toward the wall instead of away.
Downspout extensions cost very little. Regrading costs more but is still a fraction of piering or wall stabilization. Most of the structural work we do around Warrensburg and Knob Noster traces back to water that was allowed to sit against a foundation for years.
If the grade around your house needs real correction, that is exterior drainage and grade work, and we do it throughout Johnson County.
