Foundation problems in Central Missouri are seasonal, because the thing driving them is moisture and moisture swings hard here. A short walkthrough four times a year catches most issues while they are still cheap to fix.

Spring: the wet season

  • Walk the perimeter during or right after a heavy rain and watch where water actually goes
  • Check downspouts are still extended and not crushed or disconnected
  • Clean gutters after the trees leaf out
  • Look for pooling anywhere along the foundation
  • Inspect basement walls for new cracks, damp patches or efflorescence
  • Check the sump pump by pouring water into the pit and confirming it cycles
  • Look for horizontal cracking or inward bow, since spring pressure is when it develops

Summer: the dry season

  • Watch for a gap opening between soil and foundation
  • Consider a soaker hose during extended drought to keep perimeter moisture steady
  • Check whether doors have started sticking
  • Keep sprinklers aimed away from the foundation
  • Inspect the crawl space during humid weather for condensation and musty odor
  • Watch large trees near the house, which pull significant moisture in dry months

Fall: prepare for winter

  • Clean gutters thoroughly after leaf drop, then check again
  • Fill any gaps that opened between soil and foundation over summer
  • Correct low spots and restore slope away from the house before freeze
  • Confirm downspout extensions are secure ahead of winter
  • Look for cracks that appeared over the dry months
  • Photograph and date any crack you are monitoring

Winter: freeze and thaw

  • Watch for ice damming at the roof edge, which dumps water at the foundation
  • Keep the area near the foundation clear of piled snow where practical
  • Check the basement after a thaw for new seepage
  • Confirm crawl space vents are handled according to your setup
  • Note doors and windows that bind, since frost heave moves things too

One habit worth keeping

Keep a folder on your phone with dated photos of any crack you are watching. Rate of change tells you far more than size, and a year of photos answers the question faster than any single inspection can.

If something on this list turned up, we do free inspections across Warrensburg, Knob Noster, Holden, Centerview and the rest of our service area.

Not sure what you are looking at? We do free inspections across Warrensburg and the surrounding Johnson County area, and we will tell you honestly if you do not need work done. Call (816) 718-3385 or request an estimate.
