Most foundation problems do not announce themselves. They show up as small annoyances first, and by the time something looks obviously wrong, the repair is bigger than it needed to be. Here is what we tell Warrensburg homeowners to watch for.
1. Doors and windows that stick seasonally
A door that binds in August and works fine in March is usually not a door problem. Clay soil across Johnson County swells when it is wet and shrinks when it dries, and the foundation moves with it. If the sticking gets worse each year instead of coming and going, the movement is no longer seasonal.
2. Stair-step cracks in brick or block
Cracks that follow the mortar joints in a staircase pattern, especially near corners or above windows, point to differential settling. One part of the foundation is dropping faster than another.
3. Floors that slope or feel bouncy
Set a ball on the floor and see if it rolls. In pier and beam homes, a bounce underfoot often means a support post has settled or a beam is losing bearing.
4. Water in the basement after heavy rain
Water is usually a drainage problem before it is a foundation problem, and drainage is the cheaper fix. Check whether downspouts discharge right against the wall and whether the grade slopes toward the house.
5. Gaps opening around trim and ceilings
Separation between crown molding and the ceiling, or trim pulling away from walls, means the structure is moving even if you cannot see it in the foundation itself.
When to call someone
